These preconstruction services are carried out by senior Grunley staff in concert with the design and engineering professionals retained either by the Owner (under a CMc approach) or as part of Grunley's team (under a Design-Build approach).Preconstruction Services will vary from one project to another but generally they include constructability reviews, phasing plans, scheduling, budgeting, and estimating - all at increasing levels of detail as the design phase progresses. Value engineering services can be performed as part of a continuum of iterative evaluations aimed at optimizing the design-construction solution. Part of this work includes investigations into zoning, building codes, and other regulatory requirements. Also, bid packages are defined and subcontractors are pre-qualified in preparation for competitive procurements.DESIGN-BUILDGrunley Construction has become very active as a Design-Builder. In 2009 Engineering News Record (ENR) ranked Grunley as the 84th largest design-build firm in the nation. Grunley is also the fourth largest Design-Builder in the mid-Atlantic region (ranked by Mid-Atlantic Construction).Grunley is in the forefront of adapting and adopting over 50 years of construction experience to this increasingly popular method of project delivery. Under a joint venture Gilbane Building Company and Grunley Construction Company were awarded the $40 million CMc contract for Preconstruction and Construction Services for Phase 1 and Preconstruction Services for Phases 2-8 to modernize the Herbert C. Hoover Building in downtown Washington, DC. The firm is also using this delivery method for the complete renovation of Liberty Park at Tyson's, an office building in Vienna, VA.The CMc delivery system allows us to work with the owner and the design team from the earliest stages of a project. At the outset we can help analyze the facilities program from a construction perspective, define the scope of work to meet the owner's needs and budget constraints, and establish realistic schedule and performance milestones. As the project moves into the construction phase under the CMc approach, Grunley, along with the owner, establishes an appropriate point in time when the construction risk is transferred to us as the general contractor. This, of course, is our base business and the owner is further served because the associated risks of general contracting are familiar to Grunley.LEADERSHIP IN ENERGY AND ENVIRONMENTAL DESIGN (LEED?)Grunley Construction is experienced in applying the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED?) rating system to its work. Grunley's staff includes a number of LEED Accredited Professionals and the company is in the process of completing several significant projects under the LEED rating system.SAFETYGrunley Construction is dedicated to providing a healthy and safe workplace for all of its employees, subcontractor personnel and building occupants. Safety awareness and enforcement begins with the acknowledgment and combined support of Grunley's President, Ken Grunley, and upper management. Greg Druga, Grunley's Vice President, provides oversight of the Safety Department. Our Corporate Safety Director and Safety Inspector are responsible for day-to-day safety operations and any project needs.Grunley has developed and implemented a detailed Corporate Safety Plan (PDF) that addresses various aspects of safety information that is directly related to our construction activities.
